PROJECTS

Covenant Place I & II

CLIENT Covenant Place

Location St. Louis County, MO

The project re-creates the 1970s-era senior living facilities on the Jewish Community Center’s Millstone Campus. The original apartment complex was constructed in 1973 and consisted of three, four-story brick structures with about 430 units.

The new project has a total of three phases with about 355 apartment units and each phase consisting of constructing a new, four-story, wood frame building at the site.  The new facilities also include a senior services center that will provide amenities such as a cafe, technology lab, beauty salon, meeting rooms and office space.

The Phase 1 building was competed in 2016 and included 101-apartment units and was built on grounds formerly occupied by an old bowling alley.  Phase 2 construction was completed in 2019, required demolition of a previous apartment building, and included 102-apartment units.  Phase 3 construction is scheduled at a future date.

Shannon & Wilson provided geotechnical services for Phases 1 and 2 with our scope of services including subsurface explorations; laboratory testing; analysis and design recommendations for building foundations, retaining walls, pavements, and slopes; construction observation and testing during site preparation; and special inspections during building construction.  Special inspections included observation of shallow foundation excavations, rebar inspections, concrete testing, bolt and weld inspections, and inspection of fire proofing.
